Project Summary

 

Festo's China headquarter in Pudong was built in early 2000s and is now up for an architectural and energetic retro-fit of facade (building envelope) and technical systems.

 

Based on a comprehensive analysis of the current situation - including user, FM and owner workshops - requirements planning targets were defined that reach far beyond energy savings and include thermal / acoustic user comfort, functional components, Corporate Design and, of course Life-Cycle Costing.

 

A quantified and qualified Variant Comparison verified necessary technical project specifications and provided the base for a step-by-step implementation Roadmap. Performance is aligned with the German PHI Passive House EnerPHit standard in addition to meeting requirements for a 10% investment subsidy as well as offering a CO2-neutral building operation in the future.

 

In a first Step, only roof insulation and PV system are installed, keeping upfront investment minimal and operations ongoing. Notably, this already reduces operation costs by 40%, while only requiring little more than 15% of the overall investment. In parallel, comfort levels are already raised considerably.

 

In Step 2a, the facade and building envelope will be renewed. With an entirely new aesthetic, the building represents its company with a high-tech look-and-feel, that can easily be aligned to fit Corporate Design guidelines. Additionally, a roof garden and facade-integrated Focus Pods extend the existing work environment, offering flexible and versatile, formal and informal task and social spaces. Daylight is optimized, shading and insulation added, creating a perfect comfort of 20-25 degrees and 40-60% humidity all year round and a quiet, peaceful acoustic interior.

 

Step 2b will be carried out in parallel so as to reduce the period for impact on operations and focus on upgrading the efficiency of the technical systems, adding HRV (Energy Recovery) ventilation units, heat pumps and fan coils. The result is a highly individual user control (IBMS System) and a further drastic reduction in CO2 emissions of 75% and energy demand / operating cost savings of 85% compared to the existing state.

 

Design, data and decision-making processes have been documented to support ESG reporting.
