Project Summary
 
The tightly restricted site geometry forces to combine retail podium and residential into one volume in order to meet targeted GFA.

A podium with four floors of retail pls 5F F&B making use of the roof terraces intersects in a complex geometric stricture with the residential cores, so that there is a fluid, uninterrupted commercial space with a variety of characters: the main plaza entry and shopfronts, the secluded courtyard and the panorama roof tops.

Residential appartments are designed to provide for various sizes and are all optimized for views and daylight featuring floor-to-ceiling glazing and balconies with integrated green gardens and screen walls for shading and privacy.
